Role summary
- Internal departments regarding potential business impacts and mitigation options
- Source contractors with a view to managing a portfolio of approved contractors compliant under the Construction Industry Scheme that meet Company requirements
- Chair pre-start, progress and handover meetings with contractors and ensure clear communication throughout the course of each project
- Comply with the Group’s Policies and Procedures to ensure quality is delivered to the highest standard throughout each project
Principle accountabilities
- Lead the management of planned and unplanned construction projects from inception to completion.
- Prepare and implement appropriate project documentation including: employer’s requirements (ERs), pre-construction information, pre-tender plans, detailed design packages, schedules of work, detailed specifications, tender packages, cost plans etc
- Engagement with and management of specialist consultants as required for each project e.g. Structural Engineer, Architect, M & E Consultant etc
- Project cost procurement, analysis and appraisal
- Manage a variety of Mechanical Projects in size, cost and delivery timescales. Briefing and working with M&E Consultants on larger projects. Specifying the detailed requirements on all other projects, working directly with contractors to ensure their compliance and delivery of the project requirements
- Provide Mechanical Project support to other members of the Projects Team and other group stakeholders
- Prepare, monitor and manage project budgets, including cost and payment management in liaison with the Group Project Manager, Project Co-ordinator and Finance department
- Ensure that project programmes are agreed between all key project stakeholders as required and that key deadlines are met. Maintain regular communication with other internal departments regarding potential business impacts and mitigation options

Nature and scope
- The job requires an in-depth technical construction knowledge combined with excellent organisational and people management skills. A track record of successful delivery of a variation of construction projects is also essential.
- A typical project from inception to completion is 12-20 weeks.
- A typical project value managed by this role is £100k – £1m.
- The job holder is required to take full accountability for the delivery of their assigned projects.
- The job challenge is to deliver complex projects within an ever changing, varied environment, to strict budgets.
- Management of communications with internal and external stakeholders is key to this role.
Skills and experience
Essential criteria
- Demonstratable experience and application of project management with Mechanical bias.
- One or more of the following: NVQ / SVQ / HND / HNC / MSc / BA
- SMSTS / SSSTS.
- APM / AGILE / PRINCE2 qualifications
- Previous construction project management experience in a commercial construction or refurbishment environment.
- Industrial or commercial project experience.
- Previous experience of managing Mechanical Projects
- Good understanding and ability to apply technical construction drawings, schematics and specifications to the built environment.
- Experience of construction contracts and procurement methods.
- Robust understanding of CDM and relevant construction legislation, regulations and standards
- Highly organised and commercially aware.
- Excellent communication skills and customer focused.
- Capable of working to strict targets and timescales with an ability to set deadlines.
- Ability to find practical solutions, think creatively and overcome obstacles.
- Robust and strong attitude to negotiations with contractor.
- Proficient in Microsoft suites; Excel, Word, Outlook, Planner.
- Value driven both personally and professionally.
- Excellent attention to detail.
- Desire and ability to engage in continued professional development.

Desirable criteria
- Degree-level education in a technical discipline (Project Management or Electrical Mechanical Engineering preferred
- Professional memberships / qualifications (MAPM, RICS or equivalent).
- Nationally recognised Mechanical qualification – HNC NHD Mechanical Services (or trade qualified with significant demonstratable project experience)
- IOSH / NEBOSH qualified
- Asbestos awareness qualification
- Able to apply Trade qualification experience to project management in a multi-disciplinary environment.
