Future Development Options for the Land to the South of Pinewood Studios

The Story so Far

The land to the south of Pinewood Studios was acquired in 2021. The 77 acres of land has been the subject of a series of development proposals in support of the film industry, leisure sector and now the tech world.

Future Options

We continue to engage with the community as refinements to our plans are explored. This is a second consultation, following our initial round held in February 2025.

2022: Screen Hub UK

A scheme for the expansion of Pinewood Studios and creation of a Pinewood Studio Experience visitor attraction. The planning permission is still live.

2023: Pinewood Studio Screen Hub

A major 1.4m sq.ft expansion of Pinewood including new studios, offices, workshops, backlot and a nature reserve at Alderbourne Farm. The planning permission is still live.

2025: Data Centre and Community Gardens

A planning application for a data centre is to be submitted in the near future. The data centre is critical nationally significant infrastructure. Part of the site is proposed as community gardens.

An Emerging Masterplan

Our new proposals for Pinewood South are split into two parts. The site would comprise a data centre and associated infrastructure, and a new community garden, including allotments, orchard and informal recreation space.

Data Centre

We are proposing the development of a state-of-the-art data centre with a total building area of up to 55,030 sqm (592,338 sq ft), designed to support the growing demand for digital infrastructure. The facility would have an IT-load capacity of around 150 MW and include a range of buildings and infrastructure to support its operation. These include data halls for processing, plant and heat rejection systems, back-up generators, and control and management areas.

Additional buildings will house supporting services, power management (including substations), and site security. A decked car park is also proposed to accommodate staff/visitors.

In 2024, the Government designated data centres as Critical National Infrastructure, and recognises their importance in key strategic locations.

What Might the Data Centre Look Like?

The detailed design of the data centre is not included for approval in this application – it would follow as a reserved matter. The form of the building is anticipated to be high specification two and three storeys of rectilinear data halls, running east to west across the site. The principal aspect to Pinewood Road is softened by a series of front of house management buildings, linking acoustic screens and landscaping.

Materials Theme

The data centre design features neutral tones and restrained finishes, with mid-coloured vertical metal cladding on a precast concrete plinth. It incorporates perforated metal mesh for acoustic screens and glass curtain-walled offices, creating a high-tech, lightweight, and non-dominant appearance.

Iver Heath Gardens

As part of our emerging proposals, we are proposing the Iver Heath Community Gardens; a welcoming green space designed to serve the local community. The gardens could feature a combination of:

  • Allotments
  • Orchards
  • Shared community garden space
  • Recreation areas
  • Community hub building
  • Access and parking

The gardens would provide an opportunity for a new, natural green space for working, walking, socialising and quiet reflection. An asset to the local area.

The land and start up would be provided by Pinewood Group with the scheme managed by the local community. It is envisaged that the gardens would become self-sufficient within five years.

The content of the gardens is flexible, and its provision would be linked to the development of the data centre.

Economic

  • The proposed development would cost around £1 billion and total project value, including all computing equipment, potentially double that.
  • Construction would support around 1,200 to 1,600 full time jobs.
  • On completion, the development would create approximately 210 full time jobs.
  • Overall, the development would support between £210 million to £310 million in GVA annually and at least 900 to 1,100 full time jobs across the London and South East economies.

Travel and Traffic

It is estimated that there will be a 75% reduction in traffic generated compared to Major Film Studio Scheme.

There will be two access points to the site: from the A412 Uxbridge Road, and southern access from Pinewood Road.

Encouraging sustainable travel

There will be financial contributions to facilitate sustainable transport infrastructure in the surrounding area, including:

  • Site infrastructure will prioritise active travel including well design walking/ cycle route and secure cycle parking.
  • The implementation of a Travel Plan and ongoing monitoring.
  • Provision of electric vehicle and e-bike charging points.
  • Walking and cycling routes along the A412 Church Road and Pinewood Green.
  • New cycle infrastructure within Iver and Iver Heath. Traffic calming within Fulmer and Iver Heath.

Seven Hills Road

An upgrade of Seven Hills Road is not required for the data centre. The need for its improvement is to be reassessed should the film studio scheme come forward.

What happens next?

We will consider your feedback as we progress our plans over the coming weeks, before we submit an outline planning application to Buckinghamshire Council later this year. The Council will then undertake a formal stage of consultation before making a decision on the application.

We will be holding a series of upcoming consultation events at the following dates and times:

  • In-person drop-in event – Wednesday 11 June 2:30 – 6:30pm at Iver Heath Village Hall.
  • In-person drop-in event – Thursday 12 June 3:30 – 7:30pm at Pinewood Studios. Please bring a form of ID to the visitor’s reception where you’ll be directed to the event.

Future Options 

In 2023, the Land to the South of Pinewood Studios was granted planning permission for a 1.4 million square foot studio development. Since there has been a reduction in global film and high-end television production which has triggered a review of our existing planning consent. 

In response and considering national economic and planning policy, we are reviewing development options for Pinewood South and are looking at a proposal to combine a smaller film production studio with a data centre. 

These uses are a compelling blend of two of the Government’s key focus industries (digital and technologies and the creative industries) as set out in their Modern Industrial Strategy.

Data centre

Under our new proposals Pinewood South would be split into two parts. The south of the site will comprise a data centre and associated infrastructure, to respond to local and national needs, whilst the north will be for sound stages, production offices, workshops and backlot.

The data centre development would be a collection of buildings, within the same parameters as those approved under the 2023 studios scheme at Pinewood South, including the same landscape buffers and location of the Peace Path from the previous scheme.

Access and movement 

The new scheme will result in a reduction in the amount of traffic generated (including fewer HGVs) compared to the previous planning permissions for the site. We remain committed to providing sustainable transport improvements in the Iver, Iver Heath and Fulmer areas (including financial contributions to local walking, cycling and public transport enhancements). 

The signal improvement scheme at the Five Points Roundabout is a committed scheme to mitigate the impacts of the past Pinewood expansions. We are hoping that works on the roundabout will start later this year. 

The new scheme is anticipated to retain the same points of access onto the highway network as already approved: 

  • Two accesses onto Pinewood Road. 
  • A left in/left out access on to the A412 Uxbridge Road.
Transport Assessment 

The scheme will be accompanied by a Transport Assessment, which is currently being prepared. Initial traffic impact calculations show: 

  • Approximately a 60% reduction in traffic generated by the site compared with the Pinewood South and Alderbourne Farm scheme. 
  • A reduction in traffic at weekends. 
  • The local highway network will work better than it does now with the committed and proposed highways improvements.

Film Studios 

Our latest thoughts for the studio scheme is that it could include around 300,000 square feet of studio development comprising of five film stages, production offices, workshops and a backlot. 

This form of development already has planning permission (granted in 2023) and we are working on the detailed layout. 

Pinewood remains committed to expanding its role as a leading global hub for film and television production, attracting top-tier talent, cutting-edge technology, and significant investment, while fostering innovation, supporting local industries, and enhancing cultural influence on the international stage. 

The scheme would be assisted by the data centre and will be started when there is a commercial user agreed.

What happens next? 

We will consider your feedback as we progress our plans over the coming months. We will share more information and detail regarding the proposals with the community in the Spring / before submitting an outline planning application to Buckinghamshire Council later this year. Buckinghamshire Council will then undertake a formal stage of consultation before making a decision on the application. 

PINEWOOD STUDIOS DEVELOPMENTS 

There have been a series of applications at Pinewood Studios over the past few years which are at various stages of planning. These are separate from the proposals on which we are seeking your feedback. Here is an update: 

  • Temporary backlot (An outdoor area used for shooting scenes that require specific sets or locations) – this is ‘permitted development’, and allows for the area to be used for a period of 12 months within the next 27 months.
  • Temporary car park Pinewood East planning permission has been granted.
  • Multistorey car park Planning permission has been granted. At this time, there are no plans to build the multistorey car park.
  • Sevenhills Road improvements Planning permission to improve Sevenhills Road was granted in May 2021 but has now lapsed. A new application for the same improvements is currently with the Council with a decision anticipated shortly.
  • Five Points Roundabout Buckinghamshire Council are currently undertaking survey and drainage works before Pinewood Studios can deliver the works for which there is planning permission. We are hoping to start the improvements works in autumn 2025.
  • Screen Hub UK (SHUK) This is the original application for Pinewood South for the visitor attraction and studios. We have recently submitted a reserved matters application for the first phase of development which comprises the landscape buffer zones along Pinewood Road. This was approved in 2021.
  • Pinewood South Studios Hub (PSSH) This is the second application for Pinewood South and Alderbourne Farm, which approved 1.4 million square feet of production studio facilities, including a backlot and workshop at Alderbourne Farm and a nature reserve. This was approved in 2023.
